In most cases, converting an attached or integral garage into a habitable room falls under permitted development rights in England, meaning planning permission is not required. However, there are exceptions: if your property is in a conservation area, is listed, or if your permitted development rights have been removed by a condition on a previous planning permission, you will need to apply. Properties on new-build estates also sometimes have PD rights restricted by the developer. RF Conversions will confirm your planning situation during the free survey at no cost to you.
Yes, always. Any conversion of a garage to a habitable room — regardless of whether planning permission is required — must comply with Building Regulations. This covers thermal insulation, structural integrity, ventilation, electrics, fire safety, and means of escape. Yes. A well-executed garage conversion can add between 10% and 20% to the value of an Essex property, depending on the location, the quality of the conversion, and the type of room created. Yes, subject to planning permission. A self-contained annexe with its own kitchen and bathroom requires planning permission in most cases because it involves a change of use. RF Conversions can advise you on the planning prospects and, if viable, design and build a fully self-contained annexe. Annexes are popular for housing elderly parents, adult children, or for generating rental income.
Not if it is properly insulated. Building Regulations require garage conversions to meet the same thermal performance as the rest of the house, which means insulating the walls, floor, and ceiling to specified U-values. RF Conversions insulates all conversions to current standards or better, and we always include a heat source — typically a radiator connected to the existing boiler, or electric underfloor heating. A well-insulated garage conversion should be warm and comfortable year-round.
The garage door opening is infilled with a new brick or blockwork wall to match the existing house, or in some designs we install a large window or bi-fold doors. The infill includes a new window (required for ventilation and natural light under Building Regulations) and a new external door if required. The finished appearance can be matched closely to the rest of the house so the conversion is not obvious from the street.
Bathroom Renovations
A standard full bathroom renovation takes 5–7 working days. Smaller en-suite and shower room installations take 3–5 days. Luxury bathroom installations with bespoke tiling and joinery take 10–14 days. If you only have one bathroom, we can discuss the timing of works to minimise inconvenience, and in some cases we can arrange temporary facilities. We always aim to complete in the minimum possible time without compromising on quality.
You can either supply your own suite and tiles, or we can source them for you through our trade accounts with leading suppliers. Supplying your own gives you full control over the brand and style; using our trade accounts often delivers better prices than retail. If you supply your own products, we ask that you confirm with us before purchasing to ensure compatibility with your existing pipework and the space available.
Tanking is the application of a waterproof membrane to walls and floors in wet areas such as shower enclosures and wet rooms before tiling. It prevents water penetrating through to the structure of the building. RF Conversions tanks all shower areas as a matter of course — it is not an optional extra. In a full wet room, the entire floor and lower walls are tanked. This is the most important factor in preventing a shower or wet room from leaking over time.
Yes. We regularly convert spare bedrooms, landing cupboards, and other spaces into new bathrooms or shower rooms. The key requirement is routing waste pipework to the existing soil stack. Our plumbers are skilled at running waste pipes discreetly through floor voids or within boxed channels in walls. We will survey the proposed space and advise on feasibility and any additional costs for plumbing routes before you commit.
Yes. Electric underfloor heating is a popular addition to bathroom renovations and is relatively straightforward to install under tiles. We can also install water-fed underfloor heating connected to your boiler for larger spaces. The heating mat or pipes are laid before tiling, with a thermostat fitted to the wall. We always recommend underfloor heating in wet rooms and luxury bathroom installations.
A shower room typically has a defined shower enclosure with a tray and glass screen, keeping the shower water contained within a specific area. A wet room is an open-plan bathroom where the entire floor is waterproofed and drains away — there is no shower tray or enclosure, just a glass screen or no screen at all. Wet rooms are sleeker and easier to clean, but cost slightly more due to the additional waterproofing required. Both are popular choices and RF Conversions installs both to the same high standard.

Our operatives hold the relevant trade qualifications and all electrical work is carried out by a Part P registered electrician. We provide copies of our insurance and relevant certificates on request. Our Building Regulations completion certificates are issued by Essex local authority Building Control and provide legal protection when you sell your home.
